What Time Will Your Deal Close?

The exact time of closing can’t be guaranteed since it depends on multiple parties, but ensuring your lawyer is organized and all documents and funds are ready in advance helps minimize delays.
A common question we get from both clients and Realtors:
“Can we schedule our closing for a specific time?”
The short answer? Not really.
Whether we’re acting for the buyer or the seller, the timing of closing isn’t entirely in our control. The process involves multiple parties, and each step depends on something (or someone) else being completed first.
Why We Can’t Guarantee a Time
On the buying side, we’re usually waiting on the mortgage lender to fund the deal. Even if there’s no mortgage, we still need to wire or deliver the closing funds. Once the seller’s lawyer confirms receipt, they release the deed, allowing us to register the transfer.
On the selling side, we might be ready to close early, but we can’t release the the keys until the buyer’s funds arrive and the transaction is officially registered.
And if a client is both buying and selling on the same day? That adds another layer of uncertainty. Many rely on their sale proceeds to fund their purchase, meaning we have to wait for one deal to close before we can even start the other.
This is why same-day buy/sell closings, while common, can be stressful and unpredictable.
In other words...
There’s no way to guarantee an exact closing time because the process involves two sides—we only control ours.
That said, you can minimize delays by ensuring:
✔️ Your lawyer is well-organized and on top of things.
✔️ All required documents and closing funds are provided in advance.
✔️ Your lender has everything they need ahead of time.
Even with the best preparation, there are always factors outside of our control. But staying proactive helps keep things moving as smoothly as possible.
